Energy Performance Certificate (EPC)
To sell your property you require a HIP and to rent a property you require an EPC. The EPC is a part of the HIP in addition to further information.

There are many companies who will arrange the HIP for you including your solicitor and typically this costs about £200. We have a preferred partner and can also arrange deferred payment if this is what you require. To market your property the HIP must have been instructed.
What is an Energy Performance Certificate? (compulsory for rentals and a part of the sales HIP)
Have one 'on the house' if you rent your property with us - we have an in house is an accredited EPC Assesor and can turn an EPC around in 24 hours.
Energy Performance Certificates tell you how energy efficient a home is on a scale of A-G. The most efficient homes - which should have the lowest fuel bills - are in band A.
The Certificate also tells you, on a scale of A-G, about the impact the home has on the environment. Better-rated homes should have less impact through carbon dioxide (CO2) emissions
The average property in the UK is in bands D-E for both ratings. The Certificate includes recommendations on ways to improve the home's energy efficiency to save you money and help the environment.

Do I need to have a Home Information Pack before I can market my property for sales?
You do not need a Home Information Pack for:
• Properties where there is no marketing (e.g. sale to member of your family)
• Non-residential properties
• Seasonal and holiday accommodation
• Mixed sales (e.g. shop with flat)
• Right to buy and similar sales
• Sales of portfolios of properties
• Properties not being sold with completely vacant possession
• Unsafe properties and properties to be demolished.
• Properties already on the market when the duty to have a Pack arises (1 August for sales of homes with 4 bedrooms or more, 10 September for sales of homes with 3 bedrooms or more, 14 December for all properties)
• New homes built under Part L of the Building Regulations 2006 (these will be brought in by a separate commencement order in due course)
